Due to the severe shortage, prices rose sharply in large parts of the country, in both the rental and the owner-occupied market. According to Aedes, housing is at risk of becoming unaffordable for many people.
Demand for housing is high. The current supply doesn't meet demand. Housing production has to increase in every price segment. That means new builds are necessary, but we also need to look at other ways of creating supply.
Housing production
The aim is to build a million new homes over the next ten years, through new builds, restructuring and conversion. That means 100,000 new homes a year. At the moment we're producing around 71,000 homes a year. So if we want to hit the target, we need to aim for 120,000 new homes a year.
Solutions
Building will have to happen in every segment, but the biggest push will be in the mid-market segment. New homes are being built for first-time buyers. Residents who are ready for the next step are being encouraged to move. The aim is to provide as many households as possible with a place to live.
On top of that, more and more social rental homes are being sold as purchase options for students and first-time buyers. There's also a look at the possibilities of building homes specifically for older people, to tempt them to leave their family homes. That in turn frees up new supply for families. The key is to deliver tailored solutions at a regional level and to build based on demand.
Thinking differently
The housing market will remain under pressure for some time, but people are increasingly thinking in terms of solutions rather than problems. The focus is no longer just on new builds, but also on rethinking the purpose of existing buildings. That's needed to meet the huge demand.
